Lumi in Bordeaux: an eco-design project

Clairsienne has awarded Eiffage Construction the design-build contract for the new Lumi project in Bordeaux, worth 45 million euros. The project, which has been on hold since 2018, has been reviewed. Lumi, which stands for "Lieux à Usages Multiples et Innovants", will comprise a complex of 4 R+8 and R+10 buildings. Designed around a 1,140 m² landscaped island, LUMI includes a tertiary building with conference rooms, office and school spaces, restaurant areas and a rooftop, as well as two buildings offering 130 housing units for sale or rent. The last building will house a 192-unit social university residence and a crèche on the ground floor.
Designed in accordance with the RE2020 environmental standard and an eco-design approach, the project includes the conservation of most of the existing structures and the reuse or recycling of materials from the demolished building. For the works, the use of low-carbon concrete, bio-sourced materials, bathrooms industrialized by HVA Concept, a subsidiary of the Eiffage Group, and low-carbon circular solutions will be favored. The demolition phase will take place at the end of November 2024, followed by structural work starting in March 2025, with delivery scheduled for December 2026.
